Maitland Duct Cleaning for Low Attics and Mid-Century Floor Plans

The houses around Lake Lily, Lake Sybelia and the streets near the Maitland Art Center are not the standard Central Florida suburban product. A good portion of Maitland was built between the 1920s and the early 1960s, and the mid-century houses in particular were designed with low-slope roofs, wide eaves and deep, shallow floor plans. That looks good and it leaves almost no attic. In some of these homes the original builder solved the ducting problem by running it in or beneath the concrete slab, a perfectly normal choice in 1958 and a complication in every decade since. Services Available in Maitland

Air Duct Cleaning in Maitland

In a low-slope mid-century house much of the work happens from the register end rather than from the attic, because the attic simply does not offer the clearance.

Dryer Vent Cleaning in Maitland

Lint clears out of the run rather than being pushed further along it. Standard scope covers up to seven feet, which is most Maitland laundry rooms but not the long runs in larger homes.

Chimney Inspection and Cleaning in Maitland

Maitland houses of this vintage often have a decorative or lightly used masonry fireplace that has gone unexamined for decades.

Attic Insulation in Maitland

A shallow attic is a hard attic to insulate properly, and the perimeter over the outer rooms is usually where the coverage runs out first.

Air Purification Systems in Maitland

Fitted to the system you already have in Maitland, and only where the ductwork and the air handler can carry it. A purifier does not substitute for ducts that need cleaning first.

Condenser Coil Cleaning in Maitland

The outdoor coil, which in Maitland spends the year collecting grass clippings, pollen and yard debris. A blocked coil makes the compressor work against itself.

HVAC System Restoration in Maitland

Where a persistent damp smell survives a thorough duct cleaning, the cabinet and the equipment side are the next place to look before anyone starts on the slab.

Solar Attic Fan in Maitland

Moves heat out of a Maitland attic that sits well above outdoor temperature through the summer, which is the same heat the ductwork up there is sitting in.

Attic Insulation Removal in Maitland

Full removal where Maitland insulation is contaminated, water damaged or has been disturbed by rodents, before anything new goes down on top of it.

What makes Maitland different

Attic clearance decides how a job goes here. On a low-slope Maitland roof there may be eighteen inches at the ridge and effectively nothing at the eaves, which means the runs to the outer rooms are in the tightest, hottest, least reachable part of the structure. Working those requires patience and it means access from the register end more often than from above. Slab ductwork is the harder case. Ducts cast into or run beneath a concrete slab cannot be inspected the way an attic run can, they sit in contact with ground moisture, and over sixty years they can crack, shift or take on water without anything visible happening indoors. If a Maitland house smells damp when the system starts and the attic is clean, the slab is where the conversation goes. The lakes and the mature oak canopy over these streets add the seasonal side. Live oak drops heavily in early spring and it drops onto low roofs with wide overhangs, filling gutters, soffit vents and vent hoods. Many of these houses have also been extended at some point, and an addition usually brought its own small system or a spliced-in run that does not match the original in size or material. We look for the seam between the old house and the new part, because that is often where the airflow story falls apart.

We offer same-week scheduling, transparent pricing with no hidden fees, and a current special of just $97 per A/C unit for unlimited air duct + dryer vent cleaning.

Maitland questions

Our 1950s Maitland house has ducts running under the slab. What can actually be done?
Less than with an attic system, and we would rather say that up front. Slab ducts cannot be opened up and inspected the way an attic run can, and if one has cracked or taken on water that is a serious repair rather than a cleaning. We can work what is accessible from the register end and tell you honestly what we can and cannot reach.
There is barely any crawl room in our attic. Does that stop the job?
It changes the approach rather than stopping it. Low-slope roofs give you height at the ridge and nothing at the eaves, so the outer runs get worked from the register end. It is slower and it is worth knowing before we arrive so the time is booked correctly.
Our house has an addition on the back. Does that need separate attention?
Almost always. An addition usually brought either its own small system or a branch spliced into the original trunk, and the splice is where sizing, material and age stop matching. That seam is one of the first things we look for in an extended Maitland house.
The registers in our house are original and look nothing like modern ones. Is that an issue?
Not usually. Older cast or stamped registers are frequently in better shape than the plastic that replaced them, and people here often want to keep them. We remove, clean and refit rather than swapping them out, and if one is too brittle to come out safely we will leave it and tell you why.
We get a damp smell when the air first comes on, even though the attic is clean. What now?
The next places to look are the air handler cabinet, the drain pan and, in a house of this era, the slab runs. Damp that survives a proper duct cleaning is coming from somewhere that holds water, and those are the three candidates in a Maitland home of this type.
Do you service Maitland?
Yes. Maitland is inside the regular service area worked from Orlando, so it is a scheduled visit rather than a special trip. Booking is on (407) 990-1969 and the phone is answered from 8 AM to 9 PM.
How long does a duct cleaning take in a Maitland home?
It depends on the number of systems and the layout rather than on square footage. A single-system Maitland house with reachable returns is a different job from one with two air handlers, a zoned upstairs and registers in vaulted ceilings. The number of vents does not change the price, because the duct service is priced for unlimited vents, but it does change the time on site.
How often should Maitland ducts be cleaned?
Less by the calendar than by what has happened to the house. Central Florida runs air conditioning most of the year, so a Maitland system moves air far more hours than one in a cold climate. Renovation, a roof leak, new pets, a rodent problem or buying the house at all are better triggers than a fixed interval.
Do I need to be home during the Maitland appointment?
Someone needs to let the crew in and be reachable, because access to every return and register matters more than anything else on site. In Maitland rentals and second homes that is often a property manager rather than the owner, which is fine as long as whoever is there can authorise the work.
Will you tell me if the Maitland ducts do not actually need cleaning?
Yes. The ducts get inspected before anything starts, and if what is there does not warrant the work you will be told that. It happens more often on newer Maitland construction than people expect, and in some houses the real problem turns out to be a filter, a return that was never sized correctly, or damaged flex that needs repair rather than cleaning.
Do you handle both houses and businesses in Maitland?
Both. The work is the same in principle and different in practice: a Maitland commercial system usually means rooftop units, longer trunk runs and scheduling around the hours the space is actually in use. Restaurants, salons and medical offices each bring their own constraint on when the system can be taken down.
